IRVINE, CA-Jamboree Housing Corp. plans to debut a new 71-unit affordable apartment complex in July that is designed for families earning between 30% and 60% of the area median income. Called Granite Court, the new development will feature units ranging from one to three-bedrooms at rents of $523 to $1,312 per month, based on family size and income level.

The new project was designed by KTGY Group Inc. Architecture and Planning and is situated on 1.23 acres at 2853 Kelvin Ave. It is designed for green, smart growth and features what KTGY and the developer describe as a modern, compact, infill design with four stories of apartments atop two levels of underground parking.

Granite Court exceeds Title 24 energy-efficiency standards by more than 15%, lowering energy consumption and providing another cost-saving benefit to residents. KTGY’s David Obitz, principal and designer, comments that the sustainable design and close proximity to jobs, services and education “further increase affordability for residents who have few affordable housing options, especially for larger families.” Granite Court is half a mile from the local elementary school and 1.75 miles from the local middle and high schools.

Common area amenities at the complex include a landscaped central courtyard with a tot lot and shaded seating/dining areas and barbecues, a community center with fitness room, a computer lab, tutoring/arts and crafts room and kitchen, plus convenient laundry facilities. Jamboree provides on-site resident services for both children and adults in the complex.

The Granite Court opening follows the debut in April of Jamboree’s Diamond Apartments in Anaheim, also designed by KTGY. That project is a green development that provides both housing and mental health supportive services for previously homeless individuals and their families in Orange County.
