HUNT VALLEY, MD-Atradius, a Netherlands-based trade credit insurance provider, is moving its headquarters from White Marsh, MD to Hunt Valley. The new lease, for 21,000 square feet, is an expansion as well as a move for the company, Cushman & Wakefield’s Tim Jackson tells GlobeSt.com. Jackson represented Atradius in the transaction.

The company, currently located at 5026 Campbell Blvd., is moving to Schilling Green, a three story, 110,000-square-foot building at 230 Schilling Circle. The building, owned by the local developer Merritt Properties, was recently redeveloped to include a fitness center, new HVAC systems and a partial green roof. It is now seeking LEED Gold certification–the second project of Merritt’s that has been registered with the US Green Building Council.

The LEED certification is a key reason why Atradius opted to move to this building, Jacskon says. “It is a European firm so sustainability is important to it.” Beyond that, however, he says a Gold or Silver level certification is not as important.

The building was recently empty; since the renovation it has attracted other tenants besides Atradius, according to Jackson. Now there is about 60,000 square feet still available. Partly that is due to the building’s rehab; it is also due to its location in Hunt Valley, Jackson says. “This is one of the few submarkets that have not been hit with rising vacancy rates–at least for top tier buildings.” Merritt Properties, was represented by Whit Levering, Pat Franklin and Lou Boeri.
