LOS ANGELES-Six tenants have signed industrial leases totaling 292,100 square feet with Chicago-based First Industrial Realty Trust for properties in the South Bay and Santa Clarita. The deals range from a 79,000-square-foot commitment in Rancho Dominguez to a 75,000-square-foot lease in Santa Clarita.

The largest of the leases was for 79,000 square feet at 1944 Vista Bella Way in Rancho Dominguez in the South Bay submarket, signed by JS Apparel Inc. The Bella Way building serves as the company’s headquarters, where JS Apparel develops and produces knitwear for a number of clothing brands.

The JS Apparel deal was one of five leases signed in the South Bay by First Industrial. The other four tenants are the US General Services Administration, Sanko Electronics America Inc., cell phone recycler Flipswap Inc. and CNS Logistics.

The GSA, the procurement division of the federal government, signed for 46,700 square feet at 20700 Denker Ave. in Torrance. Sanko, an electrical equipment supplier, renewed its lease for 35,800 square feet in the same buildng. Flipswa’s space totals 24,800 square feet in Torrance, and CNS Logistics leased a 30,800-square-foot, single-tenant building that features a large, secured yard for storing containers.

The Santa Clarita lease was a 75,000-square-foot deal with Bocchi Labs Inc. at 27801 Avenue Scott. Bocchi Labs is a locally-based manufacturer of personal care products, over-the-counter drug preparations and private label products.

Brokers on the JS Apparel lease were David Stromath and Dean Haney of CB Richard Ellis as well as Jon Sweeney of INCO Co. On the GSA lease, the brokers were Todd Taugner, Frank Schulz and David Prior of the Klabin Co.; on the Sanko Electronics lease, the Klabin team included Taugner, Schulz and Prior along with Courtney Bell and Bud Meyers.

On the Flipswap lease, the brokers were Jeff Smart and Blake Tippett of Grubb & Ellis and Dan Gallup of CresaPartners. Don Smith of Lee & Associates and Jae Yoo of CB Richard Ellis brokered the CNS Logistics lease, while Chris Jackson and Todd Lorber of NAI Capital as well as Nigel Stout and Lance Kawasaki of Jones Lang LaSalle were the brokers on the Bocchi Labs lease.
