WASHINGTON, DC-The 12-story 700 Sixth St., among the first wave of the city’s first Platinum designed office buildings, has just delivered. With much fanfare the 300,487-square-foot building began development with one third of it preleased by law firm Cadwalader, Wickersham and Taft. However despite a growing office oversupply coming through the DC pipeline, Akridge’s newest office building is posed to move to full occupancy, according to Greg Tomasso, vice president of leasing.

“We have roughly 300,000 square feet of proposals issued to a handful of groups right now, ranging from other law firms to associations and lobbyists. “With approximately 200,000 square feet of space still available in the building, there is more interest in the building than space, he points out–with two or three of the proposals very serious prospects. By the end of the summer, Tomasso predicts, Akridge will likely announce a new tenant or tenants for its building.

As one of the first Platinum designed buildings in the city–and one of the largest green roofs–700 Sixth’s green credentials are playing a large role in the attention the building is drawing, Tomasso says. Green development is important to the target user base, which tends to have a national footprint, he adds. USGBC is hoped to certify the building sometime in the Fall. Asking rates for the building range from $46.50 triple net per square foot to $38 per square foot, depending on the floor.

Other Platinum buildings in DC include Louis Dreyfus Property Group’s Lafayette Tower at 801 17th St., which just received Platinum certification from USGBC. So far, it is about 12% to 15% leased with three tenants.
