GAITHERSBURG, MD-Montgomery County is acquiring a warehouse here in which it will relocate its liquor warehouse from the County Service Park. Edison Tech sold the 220,000-square-foot property for $32.7 million.

The property was originally zoned as a residential development; however Montgomery County opted to purchase it as part of its “Smart Growth” initiative–that is, its plan to reduce real estate costs and provide for land use in keeping with best practices. The Edison Tech property had existing zoning in place for an additional 150,000-square-foot building, according to Fraser Forbes, which represented Edison Park. There is no need for Montgomery County to rezone the property, since it is, well, Montgomery County, Fraser Forbes’ Richard Samit tells GlobeSt.com. Other principals representing Edison Tech were Bruce Winston and Mychael Cohn.

Another local area firm benefiting from Montgomery County’s Smart Growth initiative is Baker and Associates, a unit of Michael Baker Corp. Earlier this month Alexandria, VA-based company announced it had been awarded a contract to provide design services for the new, approximately $70 million Equipment Maintenance and Operations Center in Rockville, MD. The facility, which will provide administrative and maintenance facilities for the County’s fleet, transit and highway maintenance operations, will relocate maintenance and industrial facilities away from the Shady Grove Metro Station. Besides replacing an aging facility, the new building will clear the way for implementation of the County’s Shady Grove Sector Plan which calls for transit-oriented development near the Metro Station.
