WASHINGTON, DC-Green development has, in some cases, by necessity taken a backseat to financial survival among many DC developers and owners. Still, though, the number of Gold and higher LEED certified buildings entering the pipeline continues to grow.

The latest is Monument Realty and Transwestern Investment Co.’s Randolph Square, located at 2800 S. Randolph St. in Arlington, VA. It has just been awarded LEED Gold certification–the first in Monument’s portfolio. It is also the first commercial project to register for Core & Shell certification in Arlington County. Randolph Square consists of 189,871 square feet of office space and 17,488 square feet of ground floor retail. The US Patent and Trademark Office is the anchor tenant with over 168,000 square feet. The project was designed by Hickok Cole Architects.

Another building likely to receive the Gold designation from USGBC is Grosvenor Americas’ 226-room Courtyard by Marriott Hotel in Chevy Chase, MD. The company closed the hotel late last year for a $35 million rehab to bring it to Silver LEED standards. It opened last week and has likely earned enough points for the Gold certification. This is the only hotel in Grosvenor’s US portfolio, Mark Darley, senior vice president and general manager of Grosvenor Americas’ Washington office, tells GlobeSt.com, so it was important to the company for it to be sustainable.

Last year, Marriott announced its environmental strategy to address climate change, called “Spirit To Preserve.” It calls for greening its $10 billion supply chain; further reducing fuel and water consumption by 25% per available room and installing solar power in up to 40 hotels by 2017; and creating green construction standards for hotel developers to achieve LEED certification.
