IRVINE, CA-Passionate Pet, a new veterinary and pet services company, has signed a 10-year lease with Greenlaw Partners for 23,598 square feet of flex space at 18871 Teller Ave., according to Lee & Associates, which represented both parties in the lease. According to senior vice president Brian Garbutt of Lee, who brokered the deal, Passionate Pet will be offering pet-related products and pet services including grooming, dog training, veterinary care, photography with a day camp and boarding facility at the Teller Avenue site.

The new tenant will be occupying the entire building at 18871 Teller, which was built in 1967 and is part of Irvine Technology Center. Since Passionate Pet is a new company, this is its first space.<pThe tenant, which was in the market for eight months looking for the right space, is scheduled to move in after completion of tenant improvements. The start date for the lease is Aug. 1. The value of the 10-year lease is approximately $3.4 million.

The Passionate Pet deal differs from many if not most of the industrial and office deals being signed throughout Southern California and the rest of the country lately in that the lease is all-new space that will be occupied by a tenant that previously was not in the market. Most of the leasing throughout the country these days is in the form of renewals, according to brokerage reports on the office and industrial markets.
