SANTA CLARITA, CA-Advanced Bionics, a manufacturer of hearing devices, has signed a 10-year lease for the entire 146,385 square feet at Parker Properties’ Summit Oaks office project in the Valencia master-planned community in what is believed to be the largest new office lease in L.A. County this year. Parker, which developed the five-story Silver LEED-certified building through a partnership with Dexus Property Group, says that Advanced Bionics plans to begin moving into the new space in the third quarter of this year.

Advanced Bionics is the only US-based manufacturer of cochlear implants, which are surgically implanted electronic hearing devices for people with profound hearing loss. The company will be consolidating two locations into the new space, which is at 28515 Westinghouse Place.

Parker Properties and Dexus were represented by Doug Marlow and David Solomon of CB Richard Ellis. Advanced Bionics was represented by Craig Peters, Doug Sonderegger and Bennett Robinson of CB Richard Ellis. Dexus was advised by Rreef; terms of the lease were not disclosed.

According to Lee Redmond, CEO of Parker Properties, the owners will add a 10,000-square-foot clean room and a data center as part of the deal with Advanced Bionics. He notes that the tenant will also take advantage of additional tax incentives with the move because it will be located in the Santa Clarita Enterprise Zone.

Jeff Greiner, president of Advanced Bionics, said in a statement that the Summit Oaks location will aid the company in recruiting and retaining employees, thanks to the location and its surrounding amenities. Summit Oaks is at the entrance to Valencia Gateway, one of Los Angeles County’s largest master-planned developments for business, technology and industry.
