BOSTON-While the country tries to right-size and right-price, the Hub finds a flurry of leases and renewals around the metro area. A combo of moderate-sized leases bring a few buildings to full occupancy, while others retain quality tenants in a tumultuous marketplace.

Marlborough Technology Park grabbed four leases, bringing two of its seven buildings to 100% occupancy. Bitstream Inc., a software company, took 26,801 square feet at 500 Nickerson Rd., represented by Cushman & Wakefield. The 82,423-square-foot building will now house Bitstream’s headquarters, formerly at 245 First St. in Cambridge. Rates were not disclosed, but Cushman & Wakefield’s Q2 report show the 495 West submarket averaging $29.59 per square foot.

495WMentor Graphics renewed its 16,376 square feet and New Energy Alliance, LLC took 25,671 square feet at 300 Nickerson, bringing that building to 100% occupancy. New Engery will be on the first floor, while Mentor’s space is on the second. Mentor was repped by CresaPartners and New Energy was repped by CB Richard Ellis.

MetroWest Medical Center wrapped up space at 100 Nickerson Rd. bringing that building to full occupancy. The hospital system netted 18,872 square feet in the 74,735 square foot property. They were repped by Cushamn & Wakefield, while Normandy Real Estate Partners, the building owner, was represented in all the leases by Richards Barry Joyce & Partners.

In neighboring Westwood, MA, Acumentrics Corp. is agreeing to an extension of its 33,857 square foot office lease at 20 Southwest Park. Owner Maric, Inc. was represented by Cushman & Wakefield, while Acumentrics was repped by FHO Partners. Rates were not disclosed but C&W shows Q2 rates for the 128 South to be at $23.89 per square foot.

And in Wilmington, MA, World Travel Holdings is relocating into 20,810 square feet at 100 Fordham Rd. here. The leisure travel company is moving from 100 Sylvan Rd. in fellow suburb Woburn. The move into the two-story, 42,392-square-foot property was arranged by CresaPartners, while KS Partners was represented by Newmark Knight Frank. Rental rates in the 128 North submarket are averaging $25.87 per square foot, according to C&W’s Q2 numbers.
