CHICAGO-WH Trading has signed a seven-year lease for 18,000 square feet at 125 S. Wacker. The proprietary trading firm is tripling its office space with the move to the 554,000-square-foot building. Built in 1974 and renovated in 2006, the property offers proximity to Interstate 90/94 and public transit, views of Wacker and Chicago’s south side, and 24-hour security.

Tony Karmin and Corby Marx with Transwestern represented WH Trading in the deal, while Samuel Schaefer represented building owner Tishman Speyer.

The firm was attracted to 23the building for its efficient layout and ability to accommodate power requirements, Transwestern says. Designed by Perkins & Will, the property features a conference center, fitness center, indoor bike storage, copy shop, on-site catering, restaurant and financial services.

The 31-story building is located in Chicago’s Central Business District, where overall occupancy is around 86%, according to Jones Lang LaSalle’s mid-year office report. Asking lease rates in the CBD are around $30 per square foot, JLL’s research says.
