COLUMBIA, MD-A charter school is taking 41,000 square feet of single-story office space here, after obtaining a grant from Anne Arundel County and gaining approvals from the county and State Board of Education. It is at least the third charter school in the area to absorb unused commercial office space, according to Greg Masi of Manekin, who has brokered the deals.

The most recent transaction is Chesapeake Science Point Public Charter School, which will be occupying the entire building located at 7321 Parkway Dr. S. It is a former Defense Department contractor facility owned by Douglass Legum. Robert Oare of Colliers Pinkard represented the school. The landlord was also represented by Liz Tarran-Jones and Andrew Genova at Manekin. According to Masi, the school received grants and financing approval, which facilitated the transaction. Tenant improvements include the construction of four labs.

CSP had outgrown its current facility at 1321 Mercedes Dr. in Hanover and was looking for new space. Masi suggested the unorthodox option of renting unused commercial space–a strategy he successfully negotiated in two other recent deals: Children’s Guild and the Monarch Academy at 6730 Bay Meadow Dr. in Glen Burnie.

During the 2009-2010 school year, CSP will serve approximately 200 students in grades six through eight. The following year, it will add ninth and 10th grades. In 2011, CSP will add 11th grade and begin construction of a gym. Ultimately, CSP will serve 550 to 600 students in sixth through 12th grade, per its original charter.

The CSP lease negotiation is Manekin’s third recent charter school transaction. This spring, Masi represented the Children’s Guild and the Monarch Academy in signing leases to open schools at 6730 Bay Meadow Dr. in Glen Burnie. Both schools will open in August.
