FALLS CHURCH, VA-The federal government is expanding its footprint in an office building here, adding 113,000 square feet to a 145,248-square-foot lease it already had with Carr Properties. The additional space–taken after a prior tenant’s lease expired–brings the building to full occupancy. The space had been vacant, although under contract, explains Charles Dilks, vice president with Grubb & Ellis’ Government Services Group. Dilks, along with Keith Lavey and Kurt Stout facilitated the transaction.

Called the Suffolk Building, the seven-story office, located at 5611 Columbia Pike, was fully renovated in 2001-2002, with additional security upgrades made in 2005 and 2008. It is one of the few buildings inside the Beltway that comply with many of the federal government’s security standards, Dilks tells GlobeSt.com. Asking rate for the space was $30 per square foot.

Like many brokers in the DC area, Dilks is seeing an uptick in activity in recent weeks. In his case, though, that means activity in the government sector. “We are definitely seeing more interest from government agencies in Northern Virginia–particularly for buildings that offer high security and superior set-backs.”
