CHANDLER, AZ-The East Valley Tribune reports that Rockefeller Group Development Corp., which has charge of the 22-acre mixed-use Chandler 101 site, has asked the city for permission to build a hotel, conference center and office park more than 100 feet taller than what’s allowed. The current maximum height in the city is 45 feet, and the developers are interested in potentially building to a maximum of 160 feet.

The Tribune story says New York City-based Rockefeller Group has two options in play for the site at Chandler Boulevard and Loop 101. One plan puts an 11-story, 300-bedroom hotel in addition to a 65,000-square-foot conference center, 725,000 square feet of office space and more than 24,000 square feet of restaurants and retail on the site, of which the tallest structure would be 160 feet. The second option eliminate hotel and conference center, and instead plans for a nine-story, 820,000-sqare-foot office building with a maximum height of 148 feet.

According to the article, Rockefeller Group asked the city’s planning commission to approve both options, and the company will determine which one to pursue based on demand. The developer’s website indicates that to date the site is approved for class A office buildings, two one-acre restaurant pads and parking garages.

The site was once the location of Gould Electronics’ headquarters and copper foil manufacturing center. Gould left the site in 2006. In 2007, Biltmore Holdings and LGE Design Build bought the acreage to move on a mixed-use plan. A month after releasing its plans, Biltmore Holdings opted to pass the site on to Rockefeller Group, while LGE Design Build, the designer of record, remained a partner in the development, which carried an estimated cost of $90 million at the time.
