FORT WORTH, TX-Lockheed Martin Corp. has the honor of being the first tenant at the 187,928-square-foot Wilcox Plaza at Green Oaks. The technology company has signed for a seven-year stint, with move-in to its new 61,945-square-foot office digs planned for late December.

John L. Grace, leasing director with GVA Cawley tells GlobeSt.com that locking up this first lease for the building at 7000 Calmont Ave. took close to 17 months due to necessary approvals and entitlements on the tenant side. Grace, who represented building owner WDS Green Oaks LP in the transaction says Lockheed Martin will use the new offices for training and administrative purposes. Todd Burnette, managing director in Fort Worth, and Frank Ricca, executive vice president of Jones Lang LaSalle, represented Lockheed Martin.

The space is in shell condition, though architectural plans have already been developed by idGROUP’s Fort Worth office. “We just put the plans out to bid for a contractor and should have a response soon,” Grace says.

As for the rest of the space, Grace says another lease could be signed sometime this week. “Once that deal is completed, well have occupancy a little under 50%,” he remarks. “We have a few other things we’re working on, but they’re smaller deals.”Wilcox Plaza at Green Oaks is a speculative office building completed in June. The building is the first LEED pre-certified Gold multi-tenant office building in the city. The quoted ask is $24.50 per square foot, plus electricity.

The 12-acre site on which the building is situated once held the former 284-room Green Oaks Hotel. Once the hotel was razed, its concrete, asphalt and lumber were recycled into the new office building. Other “green” initiatives include structural steel recycled from old vehicles, special parking spaces for low-emission, fuel-efficient vehicles, drought-resistant plants and solar-powered water faucets. Dallas-based Omniplan Architects designed the Wilcox Plaza at Green Oaks.
