MT. LAUREL, NJ–Colliers Lanard & Axibund’s South Jersey office division represented American Water Enterprises Inc. in its 26,920-square-foot lease at 330 Fellowship Rd. here.

Said to be the region’s first LEED Gold-certified office building, 330 Fellowship Rd. is part of Liberty Walk at East Gate, four-building, class A office park owned by Liberty Property Trust. AWE is a subsidiary of American Water Works Co. According to a company spokesperson, AWE is moving from its parent company’s headquarters facility in Voorhees.

“We are very pleased to have American Water as a tenant in a LEED-certified building,” Mark Goldstein, vice president at Liberty Property Trust, tells GlobeSt.com. He adds that the 103,295-square-foot building is now 85% leased. “This deal says that high-quality tenants are still seeking out high-quality space and companies as strong as American Water are continuing to take space in our marketplace.” Move-in is expected in the fourth quarter.

Jason Wolf, vice president at CL&A, advised AWE in negotiations. “They had certain objectives in terms of quality and efficiency of the building, and 330 Fellowship offered that,” he tells GlobeSt.com. “It had to have a certain floor size and ceiling height, column spacing within the building and proximity to major roadways.”Both Goldstein and Wolf declined to specify the terms of the deal, although Wolf says it is a long-term lease.

Formed in January 2005, AWE is a union of eight American Water non-regulated business units that supplement its core water and wastewater and operations and maintenance-contract businesses. These include carbon regeneration, residuals management, service-line protection for customers, water and wastewater management for military bases as well as an underground infrastructure replacement technology.

A spokesperson for American Water Enterprises tells GlobeSt.com that the firm moved to have all its units in one location.
