SAYREVILLE, NJ-FirstService Williams New Jersey has arranged a seven-year, 10,894-square-foot lease on behalf of A.H. Harris & Sons. The freestanding industrial facility is currently under construction at Cheesequake Road here. Gillette Enterprises is the owner/developer and was represented internally on the lease transaction.

While the landlord declined to give the rental rate, industrial space in Sayreville is running anywhere from $8.50 to $12, according to industry experts.

A.H. Harris serves the heavy and highway, commercial, industrial and residential markets specializing in areas of concrete formwork and accessories, concrete repair and restoration, geotextiles and erosion control. The company has 40 distribution centers located in New England and the Mid- and South-Atlantic regions. The firm is slated to take possession of the Cheesequake Road space in the fourth quarter, when construction on the single-occupant facility wraps up.

“A.H. Harris was looking for a new, modern facility with an outside storage area and highway/road access convenient to its customer base and employees,” says FSW managing director Lori Zuck, who arranged the lease with Adrienne Bzura, associate director. Zuck tells GlobeSt.com that the new site fits all of the tenant’s criteria, and has easy access to the Garden State Parkway, as well as Routes 9, 18, 34, 35, 95, 287 and 440. Despite the down market, Zuck notes that the transaction went off without a hitch.

A separate, 61,665-square-foot building is proposed for construction at the site, intended either for a single, large user, or to be divided among several tenants.
