WASHINGTON, DC-Landex Corp. will be leading the development team in the $130 million project to redevelop the Park Morton housing complex on Georgia Ave. The District government sought proposals to rebuild the public housing complex in March with the intention of eventually delivering 477 new units of both affordable and market rate housing. A 10,000 square foot park and 46 off-site homes are also part of the plans.

The next step will be to negotiate with Landex the land disposition agreement–namely whether it will be long-term lease or an actual sale, District spokesperson Sean Madigan, tells GlobeSt.com. Financing is another to-be-determined component of the deal, although it is likely the District will contribute to the project. He declined to discuss specifics.

Development will occur in phases, with the first replacement units expected to deliver next year. Currently, Park Morton consists of 174-units of low-income housing managed by the District of Columbia Housing Authority. It is one of four New Communities the District, the others being Barry Farm/Park Chester/Wade Road in Ward 8; Northwest One in Ward 6 and Lincoln Heights/Richardson Dwellings in Ward 7.

At $130 million, this project is the largest District-led endeavor on Georgia Ave.–a main thoroughfare in the city that is being rebuilt by both public and private sources. Indeed, this week the District’s office issued a proposal to develop an empty lot across the street from the Walter Reed Army Medical Center – a few miles away from the Park Morton complex. Park Morton is bounded by Georgia Avenue to the west, Warder Street to the east, Park Road to the north and Lamont Street to the south.
