FORT WORTH, TX-Nuclear Logistics Inc. capped off a two-year search for new space with the acquisition of a 203,822-square-foot office-warehouse in Riverbend Tech Center from Klabzuba Properties. The company is spending north of $1 million to improve the 1980s building, and will move in during February 2010.

According to Todd Lambeth, senior vice president and management partner of Dallas-based Bradford Cos., Nuclear Logistics had been in the market for a new building because management wanted to consolidate from four other locations. Furthermore, the company was growing, and needed room for expansion. Lambeth, who brokered the transaction, says finding the right building was somewhat of a challenge, though the timing ended up right for the facility at 7410 Pebble Dr.

“Forth Worth is not really known for buildings with a corporate image, unless you go after a brand new building,” he tells GlobeSt.com, explaining why the search took so long. “To find the right building that had the aspects they were looking for was tough.”

But when local investor Klabzuba Properties bought the entire 400,000-square-foot Riverbend Tech Center at a bankruptcy auction, “I presented to (Klabzuba) the client I had, one thing led to another, and we got the deal signed,” Lambeth comments. The facility had been sitting empty for a couple of years, which made the deal that much more attractive, he adds.

Lambeth notes that Nuclear Logistics, which is a third-party supplier of safety-related equipment for the nuclear industry, always had intended to buy, though the company leases the four spaces it currently occupies. “They’re a heavy manufacturer and as that, they need

a lot of power,” Lambeth notes. “It’s expensive moving from one spot to the next.”
