ABERDEEN, MD-St. John Properties has acquired a 60,000-square-foot office building leased by CACI and rights to develop the adjacent 10-acre parcel within the 413-acre Government and Technology Enterprise, or GATE, enclave at Aberdeen Proving Ground. These two acquisitions, which cost $14.9 million in a bankruptcy proceeding, are expected to finalize the contested EUL (Enhanced Use Lease) that St. John Property was awarded earlier this year from Opus East. Opus East has since declared bankruptcy.

These assets were part of the EUL but caught up in the bankruptcy proceedings and thus did not transfer, Jerry Wit, SVP with St. John’s tells GlobeSt.com. Now St. John is rushing to catch up with the demand for more space at GATE–demand that Opus was unable to meet due to its financial difficulties, Wit says.

As many as 10,000 workers are expected to relocate to Aberdeen Proving Ground by 2011 from existing facilities in Fort Monmouth, NJ as part of BRAC. Since its takeover of the EUL the company has broken ground on 300,000 square feet to deliver five buildings by next year. These include two multi-story office buildings, two R&D/flex office properties and a one-story office.

The GATE project can support up to two million square feet of single and multi-story space, as well as research and development/flex space. The ten-acre adjacent development parcel fronts Maryland Boulevard, the main entrance into APG. The Maryland Boulevard entrance into APG recently underwent a $23 million upgrade.
