CRYSTAL CITY, VA-The federal government, a government contractor and an association have inked deals at BPG Properties’ Potomac Gateway recently, a 350,0000-square-foot, two building complex here. The two buildings, one of which has been completely renovated, are located at 2800 and 2900 Crystal Dr. The former is a 175,000-square-foot, ten-story office building completely updated last year; 2900 Crystal Dr. is a 170,000-square-foot, ten-story office building that is currently undergoing renovations.

At 2800 Crystal Dr., the federal government is leasing 46,000 square feet. EMCOR Government Services, which provides mechanical and electrical construction, energy infrastructure and facilities services, is leasing approximately 28,000 square feet. Ryan Nunes, Adam Singer and Laurent Myers of Studley represented EMCOR in the negotiations. The new tenants join defense contractor FLIR Systems in the building.

The Council for Exceptional Children (CEC) is leasing approximately 23,000 square feet in the sister building. Rick Henneberg from Summit Commercial Real Estate, represented CEC in the negotiations. Spencer Stouffer, Todd Brinkman, Michael Burke, Scott Killie and Darian LeBlanc of Cassidy Pinkard, which recently was awarded the assignment, represented BPG in the transactions.

Earlier this year, BPG told GlobeSt.com that it was closing in on several new tenant leases in the greater Washington area having executed letters of intent for approximately 125,000 square feet in the Washington area.

The company has also stepped up its presence in the area with the appointment of local executive Brian Fitzgerald to head the DC operations. Prior to Fitzgerald’s appointment, the DC area operations were run out of the Philadelphia office. BPG has a 2.5-million-square-foot DC-area and regional area portfolio and expects to expand its portfolio here over the next 12 months through investments out of its $850-million Fund 8.
