WASHINGTON, DC-The American Academy of Dermatology Association (AADA) and the Reinsurance Association of America are taking a total of 19,400 square feet in one of the East End’s historic buildings. The two associations have inked 9,700 square feet each in separate deals. David Bevirt, Carroll Cavanagh and Holly Davis of Jones Lang LaSalle represented the building’s owner, a European private equity group based in Spain. Manny Fitzgerald of CBRE represented the AADA. Rick Rome, Nicole Miller and Alexandra Hunihan of Studley represented the Reinsurance Association of America.

The deals bring the nine-story, 167,358-square-foot building’s occupancy rate to 67%, Cavanagh tells GlobeSt.com. Asking rates for the building are $61 per square foot, full service. The space the associations are taking had been vacant for about a year, he says. As the economy improves interest in the building is reviving, with tenants drawn to the 15th St. and New York Ave. location.

Listed in the National Register of Historic Places, 1445 New York Ave. was designed by James Hamilton Windrim and constructed in 1888. The building features 15-foot finished ceiling heights, although some of the floors have different designs. The upper floors to be occupied by the two associations were rehabbed in the 20th century, whereas the rest of the building’s 19th century design is still apparent. The lobby and building’s systems have also been renovated.
