WASHINGTON, DC-The IRS is taking 167,000 square feet at 77 K St., NE, a Brookfield Properties building that has been empty since it delivered last year. The IRS will occupy most of the first six floors of the 11-story, 326,000-square-foot building. CBRE’s Henry Chapman and LeRoy Battle represented GSA in the transaction; Brookfield was represented by Darian LeBlanc at Cassidy & Pinkard Colliers.

NoMA, which has suffered growing vacancies along with the rest of the District, has seen an uptick recently in large lease transactions. The IRS deal follows a temporary–but substantial–lease inked a few blocks away at One Constitution Sq. GSA is moving 1,200 employees into the Stonebridge Carras-owned office, while renovations at its headquarters on 1800 F St. are underway. That was one of the largest leases in the DC market this year. Design work for the temporary headquarters will begin later this month with the actual move expected in Spring 2011.

Also in November, the Federal Federal Energy Regulatory Commission took 35,000 square feet in a ten-year deal at 1100 First St., NE, a Tishman Speyer property, in order to accommodate an expansion from its nearby 888 First St. operations.

Designed by architect Davis Carter Scott, 77 K has 31,000-square-foot floor plates, a two-story lobby, a tenant fitness center, and rooftop terrace. There are also three levels of below-grade public parking. GSA did not return a call to GlobeSt.com in time for publication.
