Coral Gables, FL

Three new leases totaling nearly 45,000 square feet have been signed at 255 Alhambra Circle, a 13-story class A office building with 220,000 square feet. Carolina First Bank signed a long-term lease for 18,767 square feet on the ground and second floors, while law firm Colson Hicks & Edison PA leased the 17,382-square-foot penthouse and will receive signage rights to the building. Accounting firm Cherry Bekaert & Holland LLP leased 8,745 square feet on the ninth floor. Noel Steinfeld of CB Richard Ellis is the building’s leasing agent. Richard Schuchts and Scott Goldstein of Jones Lang LaSalle represented Carolina First, Steven Arbuckle of Maddux & Co. represented Colson Hicks & Edison, and Thad Adams and Bill Bailey of the Allen Morris Co. represented Cherry Bekaert & Holland.


The former Pinard Construction building at 15901 NW Seventh Ave. has been purchased by a French investor in an $800,000 all-cash deal. The new owner plans to open a flooring business in the two-story, 12,000-square-foot building that opened in 2004. Achikam Yogev of Colliers Abood Wood-Fay represented the buyer and seller, a lender that foreclosed on the property.


Display Furniture Warehouse has purchased a 157,000-square-foot office/warehouse at 4970 Fulton Industrial Blvd. from GE Capital for $1.4 million. Bradley Bays of King Industrial Realty Inc. represented the buyer and Denton Shamburger of Lincoln Property Co. represented the seller.

Tampa, FL

The three-building, 99,234-square-foot University Park garden office complex near the University of South Florida has purchased by ESJ Capital Partners for $12 million. Mike Davis and Rick Brugge of Cushman & Wakefield represented the seller, Arthur Hill & Co.

High Point, NC

Uniters North America LLC has signed a long-term lease for 24,575 square feet at Green Point Business Park, owned by Liberty Property Trust. David Hagan of Hagan Properties negotiated on behalf of the tenant; Breck Dorton of Triad Commercial Properties represented the landlord.

Marion, SC

Marion Properties LLC has sold a 23,000-square-foot retail center on Enterprise Drive to a private capital firm for $2.7 million. Drew Fleming and Mark Joines of Carter represented the seller. BB&T financed the purchase.

Clearwater, FL

Cardinal Capital has sold a 7,392-square-foot restaurant leased to Macaroni Grill at 28795 US 19 North to XVXV Enterprise LLC for $1.8 million. Mike Milano and Cynthia Shelton of Colliers Arnold were the listing agents.

Sarasota, FL

The 16,000-square-foot Offices at Palmer Ranch were purchased for $800,000 by Palmer Ranch Executive Office LLC. Mike Myers of NAI Tampa Bay led the transaction for special servicer Orix USA.
