CARLSTADT, NJ—Industrial migration from New York and its boroughs into New Jersey in search of larger space and lower-cost leases is continuing to drive leasing activity.
Premier Packaging Products, a Brooklyn-based paper, foodservice, and janitorial product supplier, is relocating to a 36,652-square-foot industrial building owned by Sitex Group at 482 Barell Avenue in Carlstadt, NJ. Premier leased the entire building for its warehouse operations.
NAI Hanson’s Jeff DeMagistris, SIOR and Tom Vetter, SIOR represented Sitex Group in the transaction. Jeff Chaus of Chaus Realty represented the tenant.
“Companies continue to migrate to northern New Jersey from New York due to competitive leasing rates and terms and its excellent location and access to major roadways and transportation,” says DeMagistris. “Northern New Jersey offers a variety of space solutions for industrial users coming from New York and looking to lower their lease rates while still having access to major area roadways. Sitex’s ability to ensure 482 Barell Avenue’s availability for immediate occupancy was also attractive to the tenant, allowing their relocation process to be expedited.”
With 16 foot ceilings, six loading docks, wide column spacing, and a newly renovated exterior, 482 Barell Avenue also includes 2,400-square-feet of office space.
482 Barell Avenue is located one block off Washington Avenue and eight miles from New York City. The property features easy access to Routes 3, 17, 46, I-80, and The New Jersey Turnpike.
