Frank Suryan Jr. Suryan: “Santa Ana is a resurging and bustling city that has created a great vibe downtown and is still home to key employers.”

SANTA ANA, CA—Creating a low-maintenance, walkable experience enhanced by luxury amenities and technology to create a live/work/play lifestyle is key to making luxury mixed-use apartments successful, Lyon Living‘s CEO Frank Suryan Jr. tells GlobeSt.com. The firm recently celebrated the grand opening of Nineteen01, a mixed-use luxury-apartment community here featuring 264 apartment homes and 2,500 square feet of retail. We spoke exclusively with Suryan about the project, the Santa Ana market and the elements of a successful mixed-use luxury-apartment community.

GlobeSt.com: What makes Nineteen01 a unique project for this market?

Suryan: Nineteen01 brings sophisticated and modern living to Orange County and is one of the first mixed-use luxury apartment communities in Santa Ana. The community consists of a mix of 264 apartments, townhomes and live/work spaces and boasts 2,500 square feet of retail space. Nineteen01 offers a clean design with a modern, yet timeless, canvas and a variety of luxury amenities that refines apartment living in the region.

The apartment homes feature gourmet kitchens with quartz countertops and sleek appliances packages, spacious bathrooms with marble countertops and shower and more. Residents are also able to enjoy luxury community amenities, including an elevated recreation deck with a resort-style pool and spa, an elite fitness center, an expansive clubhouse featuring high-speed Wi-Fi, large flat-screen TVs, indoor and outdoor fireplaces, lounge seating, a billiard table and table tennis, as well as a gourmet demonstration kitchen.

GlobeSt.com: What are the elements that make a mixed-use luxury-apartment community successful?

Suryan: At the top of the list is creating a low-maintenance and walkable experience, enhanced by luxury amenities and technology that truly create a live, work, play lifestyle. We feel we have uniquely captured that at Nineteen01. Many renters may aspire to live in, or close to, downtown. In order to attract those potential residents, it is important to offer amenities such as a heated pool, an on-site gym and upgraded design features in common areas with a strong WiFi connection. Our bike-friendly and pet-friendly buildings are also very popular with residents.

Additionally, providing access to highly desired services and amenities—in essence, everything a resident wants and needs—is crucial to the success of the community. Residents want to be able to walk, or at least drive a very short distance, to grocery stores, recreation and work.

GlobeSt.com: How would you characterize the Santa Ana market for this type of project?

Suryan: Santa Ana is a resurging and bustling city that has created a great vibe downtown and is still home to key employers. Nineteen01 connects residents to the thriving downtown and nearby recreation and provides unparalleled access to the most dynamic businesses in the market.

GlobeSt.com: What else should our readers know about Nineteen01?

Suryan: Santa Ana has grown to become the art destination for Orange County, and we wanted Nineteen01 to reflect that. There are beautiful paintings and murals from local artists displayed throughout the community, and lush, brightly adorned courtyard parks as well. We are confident the community will be well received by residents looking for the unique lifestyle offered at Nineteen01.
