"A mixed-used development such as Bloomfield Park is for thegreater good ofthe entire community," says Craig Schubiner,managing partner at the Harbor Cos., which is behind thedevelopment . "A research park is a single source use andonlyaccommodates a very few without providing significant benefitsto thetownship and its residents."

The property is currently zoned as a research park. The HarborCos. has filed an application with the township to adopt a newordinance for a mixed-use development. If approved, Bloomfield Parkis expected to take seven to ten years to complete. The project isexpected to go before the township Planning Commission after theelections in November, says Tina Bassett, a spokeswoman for HarborCos.

The 80-acre Bloomfield Park is being proposed as a mixed-usedevelopment, incorporatingthree million sf of class A office space,1,200 luxury apartments, a 500-room hotel, a health and fitnessclub, 450,000 sf of retail, open public spaces, parks, two largelakes and entertainment facilities. All of the development will begrouped along a central Main Street so that everything within thecommunity will be within walking distance.
