J-MAR Semiconductor, a designer and manufacturer ofhigh-performance semiconductors for the internationaltelecommunications market, signed a five-year, $2-million lease fora 26,000-sf industrial/corporate headquarters facility at 1Vanderbilt, which it will fully occupy. The company, which focusesits business on telephone, video and computer networks, wasrepresented by Voit Commercial Brokerage's Irvine office, as wasWestern States.

Data Connection will occupy 50% of the industrial/corporateheadquarters facility at 3 Goodyear. The firm is leasing 15,000 sffor five years in a transaction valued at $1 million. The facilitywill serve as the firm's assembly, storage and distribution centerfor electronic semiconductor components and software development.The firm was represented by Lee & Associates' Irvine Spectrumoffice. Western States was represented by Voit CommercialBrokerage's Irvine office.

Virtium Technology signed a three-year, $600,000 lease for14,000 sf at 41 Parker. The firm will occupy the entireindustrial/corporate headquarters building for the design andmanufacturing of high-density memory for the telecommunications,medical imaging and industrial automation industries. WesternStates was represented by CB Richard Ellis' Newport Beach officeand an independent broker in the transaction. Virtium wasrepresented by Irvine-based Stop Realty.
