Already, nearly half of the medical building has been leased. Among the tenants in the 54,000-sf building will be a physicians group and an outpatient surgical center. The remaining space in the medical building is being leased for $26.50 per sf.
The new medical office building, on the north side of Interstate 435 near Nall Ave., is nearly centered among four hospitals: Saint Luke's South, Menorah Medical Center, Saint Joseph Health Center and the Overland Park Regional Medical Center. Grubb & Ellis/The Winbury Group is handling lease negotiations for Grubb & Ellis, the developer. Cohen-Esrey Real Estate Services Inc. is representing the signed tenants.
Other plans for the corporate campus include buildings totaling about 340,000 sf. After the medical office is complete, about 150,000 sf will remain undeveloped. Three to four more buildings are expected to be constructed. The first building to be erected in the office park was built by Opus Northwest, which purchased the land from the Sutherland family, owners of several regional home improvement and building supply stores. The Sutherland family will likely retain ownership of the remaining campus property. The family owns the building now occupied by A.G. Edwards securities brokerage as well as the largest, multi-tenant building anchored by Verizon Wireless.
