The sales activity involved the 728,000-sf Matrix/AEW Southern New Jersey portfolio in which C&W's Andrew Merin, David Bernhaut, Gary Gabriel (East Rutherford), James Vesey and Michael Hines (Philadelphia) represented seller Matrix Development of Cranbury, NJ. The portfolio includes 6000 Atrium Way in Mt. Laurel, NJ; Matrix Business center at Colwick, Cherry Hill, NJ; and Matrix Centre, 3 Executive, Cherry Hill. The buyer and the terms were not disclosed.

The largest of the lease deals that came down at year-end was Radianz U.S.'s 130,000 sf at 492 River Rd. in Nutley, NJ. C&W's Gary Greenspan and Mitchell Konsker (NY Midtown) arranged the transaction.

The other leasing activity included Concert USA's 120,528 sf of office space at 10 Independence Blvd. in Warren Twp., NJ (arranged by C&W's Marc Rosenberg and Robert Donnelly, Parsippany, NJ office). In Westfield, NJ, C&W's Ed Cohen, Frank Gunsberg, David Stifelman and Gerry O'Dell (East Rutherford) represented property owner Ettnor Partners LLC/LRF Slater Cos. in the lease of 32,000 sf of office space at 574 S. Springfield Ave. The new tenant wasn't named.

Also, Avery Denison leased 75,556 sf of industrial space at 3 Fitzgerald Ave., Monroe Twp., NJ, represented by C&W's Jules Nissim, Stan Danzig and Steve Elman (East Rutherford). And PricewaterhouseCoopers took 64,170 sf of office space at 903 Riverview Dr., Totowa, NJ, with brokers from the NY Midtown, East Rutherford, and Stamford, CT offices representing the tenant, and brokers from the East Rutherford office representing property owner ATCO Properties Management.

Other lease transaction involving C&W saw Care Advantage take 28,000 sf of office space at 485C Route 2 South, Iselin, NJ; Registrar & Transfer Co. renew and expand to 26,315 sf at 10 Commerce Dr. in Cranford, NJ; and Samsung Electronics lease 17,040 sf at 400 Valley Rd. in Arlington, NJ.
