Webridge, a local start-up whose software helps corporations create business-to-business e-commerce sites, added 16,191 sf to the 50,000 sf it was already leasing at 1925 NW AmberGlen Pkwy. for a 10-year term. The two-year-old, 90,000-sf building is now 100% leased, says Grubb & Ellis' Dave Squire, who with managing director Brad Fletcher and Steve Marcy are the exclusive leasing agents for AmberGlen. Lease rates in the building average about $25 per sf.

Cupertino, CA-based Rational Software, a publicly-traded maker of software that helps automate the software development process, added 14,381 sf to the 30,000 sf it was leasing at 1920 NW AmberGlen Pkwy. for an undisclosed term. The two-year-old, 50,000-sf building is now just 1,800 sf from being 100% leased, Squire tells GlobeSt.com Lease rates in this building average about $22 per sf. Seth Weinstein of Dallas, TX-based Cawley International represented Rational in the lease expansion.

Meanwhile, AmberGlen continues to expand. Three industrial-flex buildings and a third class A office building are under construction within the 217-acre business park. Birtcher broke ground late last year on 1915 NW AmberGlen Pkwy, a 100,000-sf, four-story class A office building to be the mirror image of Webridge's building.

Two of the three 52,000-sf flex-office buildings going up right now--165 and 1185 NW AmberGlen Parkway--have been pre-leased to Intel, and there are reportedly leases are out for signature that will fill up the other, 20475 Amberwood. Intel's new leases at AmberGlen were brokered by Fletcher, Intel's exclusive leasing agent here. Squire and Marcy are the listing agents for the third flex building. World Wide Packets signed on for 12,500-sf in the building last September, and there are reportedly leases out for signature that will fill the remaining space.

When these projects are complete, right around 1.2 million sf will have been developed at AmberGlen since its inception in 1983, leaving only about 800,000-sf left to be built. If the market continues to simmer, says Jim Edwards, AmberGlen's vice president of marketing and development, Birtcher will be developing at least 200,000 sf per year until it maxes out the 217-acre park.
