Ohio Pension Fund Buys 400,000-SF Warehouse for $30.50 per SF

ATLANTA-Taking advantage of Henry County’s strong industrial development ambience in south metro, State Teachers Retirement System of Ohio is increasing its industrial portfolio with the $12.2 million purchase of the 400,000-sf, 100%-leased Eagle’s Landing TradeCenter II. The pension fund paid Dallas-based Champion Partners $30.50 per sf for the asset, according to Atlanta-based Databank Inc.

Advanced Distribution Systems, a logistics company for Nabisco Inc., leases the entire building in the I-75 south corridor. Champion also developed TradeCenter III, a 505,000-sf spec warehouse/distribution building delivered during the third quarter of 2000. Rental rates in the area range between $3.35 per sf and $5.25 per sf.
