The financing was provided through Poole's correspondent relationship with Lincoln National Investment Management. Poole has correspondent relationships with a number of major pension funds, life companies and conduit lenders.

Located in northeast Somerset County near its border with Middlesex County, the property's tenant roster includes Liberty Mutual Insurance, Harleysville Insurance Cos., and MetLife Insurance. The site is not far from a county road intersection with I-287.
