The heavily populated county borders the city of Atlanta on the east. The law was part of the county's move to update its 25-year old development code.
The impact of the buffer requirement will affect the southeastern section of the county, the only area where there remain large tracts of undeveloped land. That area is also the site of the planned Mall at Stonecrest.
Infill developers and individual homeowners who may want to expand their homes or build a swimming pool could also feel the effect of the larger buffer. In addition to the 75-foot requirement, the new code requires builders to consider the effect of storm-water runoff and its downstream impact in choosing storm-water management systems and structures.
Water quality is a key topic in the Georgia Legislature during this year's sesison.
