San Antonio-based Garden Ridge reportedly has plans to consolidate two distribution centers with a July move-in to the warehouse situated off Interstate 30 in Dallas. Company officials have not returned telephone calls to confirm that a consolidation is in the works. The home decor retailer's new distribution point will supply Tennessee and Oklahoma stores as well as those in Texas and will gear up with a 50-employee workforce. The Garden Ridge deal had closed in late December, but has been kept quiet until now.
Meanwhile, talks continue with other prospects for the balance of the project, one of three undertakings with a 50-50 ownership between Hillwood and its former joint venture partner, Panattoni Development Co. of San Francisco. The structure is tentatively set to deliver in May.
Industrial developments in Pinnacle Park, Grand Prairie and Mesquite are the only ones that continue to be jointly owned by the now-defunct partnership, says a Hillwood insider. The 75-acre Great Southwest Gateway in Grand Prairie has just delivered a two-building, 413,000-sf spec project while work continues on the 112-acre Skyline Business Park in Mesquite, where there are two build-to-suits, totaling 930,000 sf, under construction.
Under joint venture dissolution terms, for sale signs are up on Waters Ridge in Lewisville and projects in Coppell, Grapevine and Arlington, confirms the inside source. The joint venture's lead team, headed up by Tal Hicks, has come on board as Hillwood Investment Properties, which holds leasing and management pacts for the shared-ownership properties. In the past two years, the Hicks' team has developed 4.6 million sf of industrial space outside the bounds of Hillwood's 15,000-acre AllianceTexas project.Dallas' Halff Associates have designed the Pinnacle Park structure, with Hillwood acting as general contractor. Garden Ridge has stores under construction throughout its markets, but at last count had 35 stores operational in 12 states.
