Two development firms have submitted proposals to the city to build an office project on a parcel between Main Street and First Avenue.
The Crow Group, a Phoenix-based development firm, is proposing a $30-million office project that would include two, six-story office towers with some retail space along the ground floor. The project would total 250,00 to 300,000 sf.
vThe Boyer Co, a Salt Lake City-based developer, proposed a building with up to 200,000-sf of office space and retail space on the ground floor.
Both proposals would take advantage of a redevelopment district the city has established in the downtown area, which would qualify the developers for tax incentives. The city will select one of the proposals, or neither.
The redevelopment area is bounded by Main, Robson and MacDonald streets and First Avenue. An Aquatics Center, still under development, is planned for the southeast corner of MacDonald and First Avenue. The proposed projects could be incorporated into a planned expansion of the East Valley Tribune offices, which is the largest employer in the downtown area.
The city council will choose one of the two proposals in April, say city officials.
