The tenant takes the 160,000-sf building, owned by Synermark Avenue N Ltd., to 95% occupancy, David R. Dunn of Henry S. Miller Commercial's Arlington office, told GlobeSt.com. Dunn and Larry G. Rodgers have negotiated the long-term lease on the tenant's behalf while Cary Krier of Kennedy-Wilson Austin Inc. has represented Synermark.

The Avenue N Distribution Center is located at 925 Avenue N. in Grand Prairie, practically in the backyard of General Motors. Triple L's customer roster includes Volvo, Saturn and Ford.

Triple L has relocated from the neighboring DFW Freeport business park. The firm's expanded location provides office and manufacturing space for its compressor parts operation.

Dunn and Rodgers also have struck a deal that doubles the office space for Care Entree, a health-care insurance provider. The firm will move into the Northridge Tech Center office Thursday, says Dunn.

The Capella Group Inc., which does business as Care Entree, is taking 9,600 sf in a long-term lease for the office at 2032-2034 N. Highway 360, also in Grand Prairie. The property is owned by the Assem Family LP, the Henry S. Miller Commercial team's client.

In Arlington, Jaro Trucking Inc. is subleasing 5,500 sf from Garner Express Cargo Inc. at 827 Avenue H East. The Dallas-based delivery service has inked a long-term lease for the Central Distribution Center. Dunn and Rodgers have represented Garner Express Cargo in the transaction.
