In a related transaction, Retail Marketing Systems, which merged with Valassis and Relationship Marketing Services, will relocate the new company, Valassis Relationship Marketing Systems LLC, to 17,600 sf at 6 Armstrong Rd. here. Grubb & Ellis represented Valassis in the lease deal.
"Knowing that TranSwitch was in need of more space and Retail Marketing Systems LLC needed larger space for its newly merged business, we quickly negotiated a sublease between the two and secured space at 6 Armstrong Rd. for VRMS," said Thomas Weinstock. "The speed freed VRMS from double rent payments."
Grubb & Ellis officials report that the aggregate value of the 3.25-year sublease is approximately $650,000 and the direct lease at 6 Armstrong Rd. is valued at approximately $3 million.
