Voit Fica Partners LLC, a limited liability company based in Newport Beach, CA sold the building located at 2290 Cosmos Court to Louis Grondona, a private investor from Fremont, CA.

Dennis Visser and Joe Anderson of Business Real Estate Commercial/NAI's North County office represented the seller. Dave Worden of WindwardCommercial in Half Moon Bay, CA dealt for the buyer.

Carlsbad's R&D vacancy rate has dropped from 18% a year ago to only 8% at the close of this deal. The Carlsbad market is anticipating continued rent growth this year, as very little new product is under construction in the area, according to Visser and Anderson.
