The seller in the transaction was National Resources, based in Greenwich, CT, an affiliate of Aldrich, Eastman & Waltech. The latter firm is a pension advisor with offices on opposite coasts -- Boston and Los Angeles.

Cushman & Wakefield of New Jersey's Andy Merin and David Bernhaut, based in the company's East Rutherford, NJ office, brokered the deal for the seller. Andrew Stewart and Devyani Gupta of David Cronheim Mortgage Corp., based in Chatham, NJ, arranged the financing package, which was provided by Bears Stearns. Blake Hornick of Pryor Cashman Sherman & Flynn, New York City, and Gary Eisenberg of Windels Marx Lane & Mittendorf, New Brunswick, NJ, served as outside counsel to the Mainardi organization.

The Shops at Windsor Green has an anchor tenant complement led by a 51,500-sf Pathmark supermarket. Also on the anchor roster are a 30,800-sf Marshall's apparel store and a 23,700-sf Staples office supply outlet. The latter tenant recently expanded its space. Other tenants in the property include Zany Brainy, Marty's Shoes, The Avenue, Pizza Hut, Wendy's and Dunkin Donuts, according to Mainardi.

Mainardi Management Co. is a family-owned operation. Besides its investment and leasing activities, the firm currently manages 11 commercial properties in New Jersey, totaling just under a million sf with an aggregate value of about $85 million.
