"We certainly recognize the emphasis that a company like Tiffany's places on their products, and on their workplace," says Steven J. Pozycki, president/CEO of SJP Properties. "What you realize when you work with them is how sensitive they are to their employees and the office environment in which they work."

The 90,000-sf addition, which will house offices, a 2,800-sf data center and distribution staff, will be added to the existing structure and connected by a corridor, according to Pozycki. It will include perimeter offices, open work areas, 15 conference rooms and two larger multi-purpose rooms. Also part of the project are a four-story parking garage with a capacity of about 570 cars, a walkway canopy and a nature trail.

The expanded office building will accommodate some 500 employees who currently occupy space at the nearby 8 Campus Dr., as well as provide future growth opportunities for the company. Construction on the parking garage is just underway. Pozycki expects to break ground for the office expansion itself this spring, with completion slated for the second quarter of 2002.

"In planning this expansion, they went above the norm," Pozycki continues. "For example, to make sure that the cafeteria and amenities will accommodate their employees' needs and work schedule. As developers, we have a lot of respect for professionals who know what they want and take the time to carefully plan for the future."

SJP is also currently developing the 1.1 million-sf Waterfront Corporate Center in Hoboken, NJ, which will have noted publisher John Wiley & Sons as its primary tenant. The company is also building out the 2.6 million-sf Morris Corporate Center in Parsippany, among other projects.
