Locally based Lincoln Harris Co. virtually leased up the remodeled 41,000-sf former industrial transit structure within a year. Only 3,000 sf remains available at average rents of $20 per sf.

The rehab of the former Boxer Building at 1000 West Morehead St. near Downtown started in early 2000 and was completed about four months ago.

"We think firms are looking for unusual space, something outside of the box, if you will, with slightly lower rental rates that is still close to Downtown," Danelle Wilson, marketing director at Lincoln Harris, tells GlobeSt.com.

The structure that formerly housed a shipping company has 20-foot ceilings, among other amenities. The property is listed on the National Registry of Historic Places. The $20-per-sf asking rent is slightly less than the market for offices in mid-town or near Downtown.

Lincoln Harris, an affiliate of Dallas-based Lincoln Properties, also is completing the 130,000-sf class A Morehead Square property near Downtown. The asking rent at that structure, which should be completed by the end of March, is $24 per sf.

Lincoln is also proposing a 31-story, 555,000 office building in Downtown with a 24,000-sf retail component. It would be connected with the Bank of America Corporate Center complex via a skywalk. The construction timetable depends on leasing, but plans call for start-up next fall.

Lincoln Harris has specialized in class A office space, developing 2.9 million-sf in Charlotte, as well as 260,000 of retail. The company currently manages over five million-sf of office space in 22 buildings in this city.
