Scott Martin of Charles Dunn' downtown Los Angeles office represented the buyer in the deal.

In another transaction, Bruce Furniss and David Shammas of Grubb & Ellis' Anaheim office represented both parties in the sale of a 20,832-sf office building in a transaction valued at $700,000. The buyer was the West Coast Islamic Society, and the seller was Los Angeles-based Sanwa Bank. The buyer already occupies the building, which is located at 1717 Brookhurst St. The facility is being used for religious services, as well as religious and cultural education. The group relocated from another facility in Anaheim.

John Martin and Bryon Ward of the firm's Newport Beach office represented the tenant, Delphi Automotive Systems Corp., a Troy, MI-based automotive components, systems and modules manufacturer, in the five-year lease of 157,000 sf of industrial space in Irvine. The transaction is valued at $8.5 million. Delphi has occupied the building, located at 17150 Von Karman Ave., for more than a decade. The facility is used for manufacturing.

Martin and Ward also represented the owner, Kilroy Realty of El Segundo, in the transaction.
