The buildings, located at 7833 and 7855 Walker Dr., include a total of 241,313 sf of rentable space, while the acreage includes two 1.5-acre parcels for retail pad sites and a 9.5-acre site for a 230,000-sf 10-story Class A office building with Beltway visibility, according to the company. The purchase price was not disclosed.

"While Atlantic owns several million square feet in Montgomery County, Maryland and is the second largest commercial property owner in the Silver Spring central business district, Golden Triangle is our first acquisition in Prince George's County," says Charles K. Nulsen III, Atlantic's executive vice president. "We are bullish on the economic development prospects for Prince George's County, which is home to a dozen large federal research labs, the University of Maryland's flagship campus, and many growing technology businesses."

Golden Triangle I is a seven-story building with 120,324 sf of rentable space and 505 surface parking spaces. Developed in 1982 by the Prudential Realty Group, the building's lead tenants are Verizon, with 53,010 sf, and Regulus, with 17,818 sf. The company says there is some vacant space within the building. Golden Triangle II, developed by Prudential in 1984, has 120,989 sf of rentable space and a 514-car parking garage. It is fully leased with Cingular is its lead tenant with 112,481 sf. Average floor plates are 17,000 to 18,000 sf in both buildings.

Atlantic Realty, based in Tysons Corner, VA, currently owns, manages, and has under development more than six million square feet of commercial property.
