American Bottling Co. is a division of Dr. Pepper Seven-Up Bottling Group and has been at the multi-tenant property for nine years, says CenterPoint vice president Nicholas Sisto. He adds negotiations on the renewal took about six months.
"They always had options, but they'd prefer to stay there because of the location and the ability to expand," Sisto says.
In addition to the 911,000 sf, American Bottling Co. plans to add 42,000 sf to the building later this year. The 32,000-sf build-out is expected to be completed in June.
"The purpose of this consolidation is to allow us to operate more efficiently," says Terry Graham, president of DPSUBG's Midwest division. "Obviously this is important in our very competitive business environment. Expansion of our existing arrangement with CenterPoint, combined with their ability to execute this project quickly, made this a very positive alternative."
Although Sisto declined to disclose the rental rates, asking rents in the submarket range up to $5.25 per sf.
In addition to 400 N. Wolf Rd., CenterPoint also owns three other warehouses in Northlake. They are the 303,935-sf 317 W. Lake St., 251,584-sf 100 W. Whitehall Dr. and 165,612-sf 200 Champion Dr. "In addition to its abundant labor pool, Northlake is an ideal location for companies that benefit from rail service and immediate access to the Tri-State Tollway, Eisenhower Expressway and I-88," Sisto says.
