Memorial City Plaza Provides Consolidation Space

HOUSTON-The French energy company, TotalFina Elf USA, has signed a 130,000-sf lease at One Memorial City Plaza in a bid to consolidate its US offices. About 280 employees will be moved from downtown and airport offices into a spot that had been vacated with the ExxonMobil merger.

The new tenant is the world’s fourth-largest oil company in activities such as oil and gas exploration, production, refining, marketing of refined products and international crude and refined products trading. Tim Relyea and Joe Peddie of Cushman Realty’s Houston office in conjunction with Steve Burkett of the Staubach Co. have acted on the TotalFina’s behalf. Building owner Metronational has used its vice president Randy Nerren to negotiate the pact.

“The building was in the process of a complete renovation and the space was built out perfectly to suit an oil company, which minimized out-of-pocket expenses,” says Relyea. He says the quick deal has ensured a cohesive relocation schedule. One Memorial City Plaza is a class-A, 12-story, 236,000-sf office tower at 800 Gessner in west Houston.
