Meanwhile, dirt's flying on another two-story, 120,000-sf tech building that will deliver in July and an eight-story, 200,000-sf office structure that will come to market in September. In all, there is about one million sf out of the ground or under way in the project, which will account for four million sf at full build-out. The award-winning development, nearing its fourth development year, will be the focus of an April 20 bus tour, sponsored by the North Texas Association of Commercial Realtors, that is expected to draw nearly 100 brokers.

Levi Strauss & Co. holds the distinction of being the first tenant in the freshly completed 2601 Network Blvd. Levi Strauss, which has just finished up its move-in, is occupying 29,000 sf in a long-term lease. Buddy Langston, Dallas-based Hall Financial's leasing director, tells GlobeSt.com that the firm typically allows 10 to 12 months for full leaseup. "I am working on a number of leases," he says. Langston has represented Hall Financial in the deal while Frank Ricca and Kelly Kackley, both of Dallas-based the Staubach Co., has acted on Levi Strauss' behalf.

The first tenant for 2401 Internet Blvd., where work wraps up this week, will move into about 7,000 sf in June. Langston has signed Skywire Technologies to that spot, where finish-out is under way.

Hall Office Park is using an innovative design, constructing high-tech buildings geared to today's 24/7 business environment. HKS of Dallas is the park's architect and Austin Commercial, the general contractor.

The development is located just north of the intersection of Texas 121 and Dallas Parkway. The modern office buildings are surrounded by a large amount of green space, including lakes and trails. The project also boasts a YMCA fitness center, on-site concierge service, conference center and the Texas Sculpture Garden. Future plans call for restaurants, day-care facilities, hotel and retail space.

Craig Hall had founded Hall Financial Group in 1968 when he was 18 years old. Today's portfolio consists of holdings in the US and overseas as well as the management of 14,000 apartment units, primarily in Arizona, Michigan, New Mexico and its home state of Texas. Its office holdings include the historic Kirby Building in downtown Dallas, an award-winning New Urbanism undertaking.

Hall has authored three commercial real estate books, published by Prentice Hall, Holt Rinehart & Winston and St. Martin's Press. His wife, Kathryn Walt Hall, is the US ambassador in Austria, where they live. He presently is traveling and studying the economy of Central and Eastern Europe as he writes his fourth book about entrepreneurs. Hall is a special employee of the US State Department with the Southwest European Cooperative Initiative and serves on the Austrian Fulbright Board.
