The center is being built on the southeast corner of the intersection of New York Avenue and Arbrook Boulevard. The project's first phase will consist of two buildings, with 124,990 sf and 128,175 sf. The structures are tailored to tenants needing 16,000 sf or more.

Merriman & Associates/Architects of Dallas have designed the project. Pat Norman & Associates of Austin is the general contractor. Miramar's Randy Wood, director of marketing, is brokering the office-warehouse spec development near the intersection of Interstates 20 and 360 in the city's southern section.

The project represents Miramar's first venture outside its successful warehouse developments in Dallas' northeast quadrant. John Bunten owns the Dallas-based development company.
