One of two lead tenants Antrim Corp., is staying put in 34,498 sf at 101 E. Park Blvd. in the 225,154-sf tower. The 18-year-old, class-A structure is fetching rates of $22 per sf to $23 per sf and is 97% occupied. Sun Quest Corp. is the structure's other primary tenant. Kim Brooks, Transwestern's vice president of leasing services, has represented the tower owner, Cornerstone Real Estate Advisors whiile a Jackson & Cooksey broker has acted on the tenant's behalf.
Brooks also has closed a renewal and 2,778-sf expansion for Edify Corp., which is taking 8,702 sf in the Office Alpha building, situated at 12140 Coit Rd. in Dallas. With the lease comes Edify's name on the building and lead tenant status. "They are trying to make a name for themselves in Dallas," Brooks tells GlobeSt.com. Office Alpha is a 101,977-sf, class-B structure that had been built in 1980 and is 84% occupied. Brooks has represented building owner, Koll Bren Schreiber, while Pinnacle Commercial brokers have acted on the tenant's behalf.
In other metroplex deals, Dyad International Inc. has renewed its pact for 10,000 sf from the Bank of America at 1544 Slocum St. in Dallas. Elton Harwell, senior vice president of Henry S. Miller Commercial's office and industrial division, has represented the tenant in the lease talks with the trust of Ralph P. Jones. Robert Lynn of Dallas' Robert Lynn Co. has acted for the building owner.
Flanders Foreign Investment is taking 1,200 sf in the Carillon Towers at 13601 Preston Rd. in a deal negotiated by Harwell and Blake Box of PM Realty Group. Harwell has acted on the tenant's behalf and Box has negotiated the pact on behalf of building owner BPF Real Estate.
At Hall Office Park in Frisco, ThyssenKrupp Elevator, one of the world's largest elevator companies, has signed for 3,450 sf at 2591 Dallas Parkway. Buddy Langston, Hall's leasing director, has represented building owner, Hall Financial Group, in the long-term transaction.
