The word on the street is that Dell is going to nix the extra space at this time. An inside source at Dell says it's too early to tell. "We are kind of looking at our various options and determining what our business needs are," the source tells GlobeSt.com. Dell's non-disclosure clause with developer Lincoln Property Co. keeps the tenant in control of the information flow.
Dallas-based Lincoln Property is hard at work on Las Cimas III, which will deliver another 160,000 sf by year's end at the 33-acre office park. "Dell's going to have to be the one to say if they're going to take the rest of II and III," John Baird, Lincoln's vice president of leasing, tells GlobeSt.com.
Dell leases about 80,000 sf of Las Cimas II for its corporate offices. Baird did say that the 80,000 sf of vacant class-A space has not been occupied to any other tenant at this point. Last year, Dell had relocated its executive offices to Las Cimas and select corporate functions as well as using the site for subsidiary Dell Ventures. The property had been touted as Dell's new global headquarters.
HKS of Dallas has designed the Las Cimas project, located along Loop 360 near Bee Cave Road. Faulkner Construction of Austin is the general contractor. Las Cimas Association LP is the project's owner of record.
Dell occupies about six million sf in 40 buildings in Austin and Round Rock. While it's uncertain what is going to happen with the Las Cimas space, Dell does know what it's doing with its northeastern campus. According to the inside source, Dell has started moving employees into 589,000 sf of new office space, some of which is still undergoing minor finish out. "Others will move in very, very shortly," she says. More employees will relocate to the near 1.9-million sf, six-building site as Dell leases expire over the course of the next several quarters.
