A VISA subsidiary, Inovant, is finishing out 45,000 sf in Building 7, one of four Riata Corporate Park's structures in which Janus has leased space since its Austin launch in 1998. That launch had set the stage for an ongoing relationship with CarrAmerica in Austin and Denver.
"We are working on deals for Building 7 and Building 5," Lamy tells GlobeSt.com. There is 44,000 sf remaining in Building 7 while Building 5 has 46,000 sf of sublease space open due to Janus' withdrawal from Austin. Buildings 6 and 9 each have 92,000 sf open.
Lamy estimates it could take up to a year to fill the premier office space, given current market conditions. "Hopefully," he says, "it can be done in six months."
Lamy has represented CarrAmerica in the Visa deal while broker Mike Lydon of Denver has represented Inovant. The VISA subsidiary is relocating from Stonebridge Plaza, also in northwest Austin.
Janus' action is in line with a pullback in its homeport of Denver, where it has eliminated a plan to build an 800,000 sf to 1.2-million sf office campus in Lowry Business Park. In recent days, the nation's fifth-largest family of mutual funds has cut 146 employees in Denver and pulled the plug on the remaining 400 employees at its Austin call center, effectively shutting down the operation. In all, Janus has cut nearly one fourth of its workforce in recent months.
